Weekly residential maintenance in Orange County runs $150–$400 per month for most properties. Estate and commercial programs are quoted by the acre. Most of the cost is labour — not materials.

We get this question on almost every first call. People want a number before they commit to a walkthrough, which is fair. The honest answer is that we cannot give you a precise figure without seeing the property — but we can tell you what the ranges look like across the jobs we run in Orange County, and what actually drives the price.

What most Orange County residential properties pay

A typical residential maintenance program — mowing, edging, blowing, bed touch-ups, and a seasonal review — runs between $150 and $400 per month in Orange County. Where you land in that range depends on lot size, planting complexity, and visit frequency.

These figures are for ongoing maintenance contracts. One-off cleanups or initial restorations (properties that have been neglected) are billed separately before a maintenance program starts — we will not quote you a monthly rate based on what the property should look like, and then spend the first three visits catching up on someone else's deferred work. Orange County's Municipal Water District also offers rebate programs for switching to drought-tolerant landscaping that can offset some replanting costs.

What moves the price up or down

Four things account for most of the difference between a $160/month job and a $380/month job:

  • Lot size and layout. Flat rectangular lots are faster than hillside properties with multiple terraced areas. An extra 15 minutes per visit adds up over 52 visits a year.
  • Planting complexity. A yard with three types of groundcover and a lawn is straightforward. One with 40 species of Mediterranean perennials that need different pruning schedules takes longer and requires someone who knows what they are doing.   • Irrigation condition. If the system is well-maintained and we are only adjusting schedules seasonally, the time cost is minimal. If we are repairing heads and chasing leaks on most visits, that is a different job. An irrigation overhaul before starting a maintenance contract often lowers the ongoing monthly cost.
  • Access and parking. Gated communities and properties with difficult access add time. We are not going to pretend that factor does not exist.

What's included — and what isn't

Our standard maintenance program covers mowing, edging, blowing, bed-work, pruning to shape, and a seasonal planting review. Irrigation adjustments are included for properties on a maintenance contract.

What is not included in the monthly rate: major planting replacements, hardscape repairs, sod installation, or irrigation system overhauls. Those are quoted separately. We will flag them when we see them — you will not find out about a broken valve by noticing dead plants in August.

Estate and commercial programs

For properties over an acre or commercial contracts, we quote by the job rather than by a rate card. An estate in Coto de Caza or Newport Coast has specific conditions — soil, microclimate, HOA requirements, and planting inventory — that do not fit a standard monthly range. We walk the property, document what's there, and give a written proposal with a fixed monthly number.

Commercial and HOA contracts work the same way. We are not the lowest bidder in most cases. We are also not the contractor who disappears after month three because the job was underpriced.

When maintenance won't fix your problem

If your irrigation system is failing, your drainage runs toward the house, or your soil is compacted to the point that nothing grows, a maintenance program will not solve any of that. We will tell you this on the first walkthrough. Mowing and edging a property in poor structural condition is a cosmetic fix — it looks better for a week and does not get better.

The right call in those situations is to address the underlying issue first — whether that's an irrigation overhaul, a hardscape drainage fix, or a planting redesign. We do all of that work, but it is a separate conversation from the monthly maintenance rate.

FAQ

Do you require a contract?

Maintenance programs run month-to-month after an initial 90-day period. We do not lock you into annual contracts. If you want to pause or cancel, you give us notice before the next billing cycle.

How do you handle the initial cleanup?

If the property needs work before a maintenance program makes sense, we quote that separately. The initial cleanup is billed at a one-time rate; the monthly maintenance starts from the baseline we establish together.

Do you charge more in Newport Coast or Coto de Caza vs. inland cities?

Not as a rule. Gated access and longer drive times occasionally factor into a proposal, but we serve all of Orange County and do not tier pricing by zip code.
